THIS DEED, made this ’S“ day of Agu) _, 2025, by and between KATHY G.
EDDY, AS TRUSTEE OF THE ERICKSON FOUNDATION, a charitable trust formed under the
laws of the State of West Virginia, party of the first part (hereinafter “Grantor”), and THE BOARD
OF EDUCATION OF THE COUNTY OF WOOD, a statutory corporation, party of the second part

(hereinafter “Grantee”’).

WITNESSETH:

That for and in consideration of the sum of One Dollar ($1.00), cash in hand paid, and
other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged,
Grantor does hereby GRANT AND CONVEY unto Grantee all that certain strip or parcel of land,
together with any improvements thereon and appurtenances thereunto belonging, situate on the waters
of the Little Kanawha River and being a part of Parkersburg Corporation District, Wood County,

West Virginia, and being more particularly bounded and described as follows:

BEGINNING IN THE SOUTHERLY RIGHT OF WAY LINE OF WEST VIRGINIA
SECONDARY ROUTE NUMBER 95/19 (ALSO KNOWN AS MURRAY LANE) PER DEED
BOOK 1037, PAGE 495)), SAID MONUMENT BEING A COMMON CORNER TO THE 5.000
ACRE (TAXED) WOOD COUNTY BOARD OF EDUCATION TRACT (DEED BOOK 660, PAGE
277) AND THE 7.518 ACRE (TAXED) ERICKSON ALL-SPORTS FACILITY DEVELOPMENT
TRACT (DEED BOOK 1008, PAGE 210)

THENCE N 27°42'43" W 50.00 FEET, CROSSING MURRAY LANE, TO A P. K. NAIL SET IN THE
SOUTHERLY LINE OF THE 17.765 ACRE (TAXED) WOOD COUNTY BOARD OF EDUCATION
TRACT (DEED BOOK 923, PAGE 158);

THENCE N 62°17'17" E 761.31 FEET, CROSSING MURRY LANE, WITH THE SOUTHERLY
LINE OF SAID 17.765 ACRE WOOD COUNTY BOARD OF EDUCATION TRACT AND THEN
WITH THE NORTHERLY RIGHT OF WAY LINE OF MURRY LANE, TO A 5/8” CAPPED IRON
REBAR SET) IN THE WESTERLY LINE OF THE 11.907 ACRE (TAXED) ESSROC READY MIX
CORP. TRACT (DEED BOOK 1111, PAGE 947);

THENCE S 27°43'55" E 50.00 FEET, WITH SAID 11.907 ACRE ESSROC READY MIX CORP.
TRACT AND THE EASTERLY RIGHT OF WAY LINE OF MURRAY LANE, TO A 5/8” CAPPED
IRON REBAR SET AT THE NORTHEAST CORNER OF SAID 7.518 ACRE (TAXED) ERICKSON
ALL-SPORTS FACILITY DEVELOPMENT TRACT;


THENCE S 62°17'17" W 761.33 FEET, WITH SAID 7.518 ACRE ERICKSON ALL-SPORTS
FACILITY DEVELOPMENT TRACT, TO THE POINT OF BEGINNING;

CONTAINING 0.874 ACRE, MORE OR LESS, PER AN ACTUAL FIELD SURVEY PERFORMED
BY WILLIAM B. SHOWALTER ON OR ABOUT 3/31/2025;

BASIS OF BEARINGS: WEST VIRGINIA STATE PLANE (NORTH ZONE).

The above strip or parcel of land is shown upon a certain plat dated March 31, 2025,
prepared by Pickering Associates for Wood County Schools, Project # 2233038 (incorporated herein by
reference and made a part hereof), to be placed of record in the Plat Books in the office of the Clerk of
the County Commission of Wood County, West Virginia, contemporaneously with the recordation of

this deed.

The property herein conveyed is a part of the same property conveyed to Charles F.
Erickson, as Trustee of The Erickson Foundation, by Charles F. Erickson, as Executor of the Last
Will and Testament of C. O. Erickson, Deceased, in deed dated January 1, 1996, of record in the
office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 969,
page 725.

Grantor does hereby WARRANT SPECIALLY the property herein conveyed.
Further, Grantor does hereby covenant and represent that she is the Trustee of The Erickson
Foundation and has the full right and authority as Trustee aforesaid to convey said property, on behalf

of The Erickson Foundation, to Grantee.

DECLARATION OF CONSIDERATION OR VALUE: Grantor does hereby
declare that this conveyance is not subject to the West Virginia Excise Tax on the privilege of
transferring real property for the reason that this is a conveyance to a political subdivision of the State

of West Virginia.
